From the slab to the fit-out

One builder from bare ground to a finished shed: Phil and the team pour the slab, stand the poles, clad it, then fit it out inside if you want.

  1. Timber posts braced in a boxed slab area behind a house, with steel mesh laid before the concrete pour

    The slab

Posts braced, the slab boxed and meshed, ready for the pour.

  2. Timber posts and rafters standing on a new concrete slab, with scaffolding, on a rural block with a shelterbelt behind

    Poles and frame

Poles stood, bearers and rafters up, bracing in.

  3. A steel-clad shed with two open bays and a window, on a gravel pad beside a post-and-rail fence

    Clad and roofed

Roof and walls on, roller doors and windows where you want them.

  4. Inside a finished shed room: plywood-lined walls and ceiling, dark carpet and a glazed door

    Lined inside

Ply walls and ceiling, carpet down, a door you can lock.

  5. A garage fitted out as a bar: dark timber panelling, a long timber bar top, lit spirits shelves and a dartboard alcove

    Fitted out

A bar, a games room or a place to watch the rugby.

He walks the site with you, checks the zone and the ground, and quotes the job himself.

  3. Know what happens when

You get a timeline for the build and staged payments that match your job, so you know what’s coming next.

  4. Slab, poles and frame

The team boxes and pours the slab, stands the poles and puts the frame and roof up.

  5. Clad, closed in, fitted out

Cladding, doors and windows go on, then the lining and fit-out if you want one.

Building a shed in and around Rangiora

We’re based in Rangiora, so Southbrook, Fernside, Loburn and Ashley are a short run for Phil’s site visits. The town also holds New Zealand’s heat record, 42.4°C in February 1973, which is why a lined man cave earns its keep here in summer.

Just north, between Loburn and Ashley, the council’s Ashley Fault overlay makes a habitable or plumbed building a discretionary activity, so it needs resource consent. Snow is light: at about 30 m above sea level, the town is well under the 100 m line for the lowest snow load. Wind is where edge-of-town sections differ, because a site within 500 m of open farmland is rated as open terrain, which lifts its wind zone.

Central Rangiora sits in the council’s Urban Flood Assessment Overlay. A plain shed slips past it: detached garages that aren’t habitable rooms, buildings with a footprint under 25 m² and gravel-floored sheds are all left out. Fit a shed out with a habitable room, or with both a sewage connection and drinking water, and the floor has to sit at or above the level in a council Flood Assessment Certificate, valid for three years. Sections on the northern edge also fall inside the council’s 200-year Ashley breakout flood layer.

Planning a shed in Rangiora

  1. Planning a toilet, basin or a room you’ll live in? Say so on the first call: inside the flood overlay it sets the floor height, and the slab is built to suit.
  2. A shed backing onto paddocks is rated as open terrain for wind, so show what’s over the back fence in your photos.
  3. North of the town centre, near the Ashley River, give Phil your street: that’s where the 200-year breakout flood layer reaches.

Questions about building in Rangiora

Do I need a building consent for a small shed on a Rangiora section?

Since 23 October 2025, a single-storey shed of 10 m² or less can go up without a building consent and without a Building Act boundary setback, as long as it has no plumbing and isn’t used for sleeping with cooking. From 10 to 30 m², it can also go ahead without one when every Schedule 1 condition is met, including staying at least 1 m from boundaries and houses. For anything bigger, Phil explains the consent side when he quotes.
