From the slab to the fit-out
One builder from bare ground to a finished shed: Phil and the team pour the slab, stand the poles, clad it, then fit it out inside if you want.

The slab
Posts braced, the slab boxed and meshed, ready for the pour.

Poles and frame
Poles stood, bearers and rafters up, bracing in.

Clad and roofed
Roof and walls on, roller doors and windows where you want them.

Lined inside
Ply walls and ceiling, carpet down, a door you can lock.

Fitted out
A bar, a games room or a place to watch the rugby.

Amberley’s rural rules, wind line and beach flood zones
Amberley grew by more than 20% in the five years to 2023, and the farms around it run dairy, cropping, sheep and grapes: plenty of gear that needs a dry roof over it.
The land around town is Hurunui’s Rural Zone. A shed keeps 10 m from a local road, or 25 m from an arterial or collector road, and can stand 10 m high. There’s no setback from your other boundaries unless a wall or the ridgeline runs longer than 30 m. Hurunui’s Rural Zone counts as rural for the Building Act, which means a shed no larger than 110 m² can go up exempt from building consent if Phil, as a Licensed Building Practitioner, builds it and every Schedule 1 limit is met.
Amberley sits just east of the lee zone on the council’s wind map. That line matters: pole sheds inside it need building consent, while here the exemption stays open for a site rated High or lower. At about 47 m, the town gets the lightest snow load. Toward the sea, Amberley Beach and Leithfield Beach are flood assessment zones, and so is the whole coast from Amberley Rocks south. A habitable accessory building there needs a floor at least 400 mm above the 0.5% annual-chance flood.

Planning a shed in Amberley
- Check whether your road is classed as arterial or collector before pegging out the shed: the road setback moves from 10 m to 25 m.
- Weighing up a shipping container? Within 500 m of a strategic or district arterial road, a container visible from the road needs resource consent. A pole shed sits outside that rule.
- Near Amberley Beach and planning a lined room you’ll use as living space? Get the flood level for the site first, because it sets the height of the floor.
Questions about building in Amberley
Is Amberley inside the lee zone?
No. On the council’s lee zone map, Amberley and Waipara sit just east of it, while Waikari, Hawarden, Culverden and Hanmer Springs are inside. Inside that line, hay sheds and pole sheds need building consent. Around Amberley, the 110 m² pole-shed exemption is still available when the site rates High or lower for wind, and Phil confirms your site’s rating at the quote.
