From the slab to the fit-out

One builder from bare ground to a finished shed: Phil and the team pour the slab, stand the poles, clad it, then fit it out inside if you want.

  1. Timber posts braced in a boxed slab area behind a house, with steel mesh laid before the concrete pour

    The slab

Posts braced, the slab boxed and meshed, ready for the pour.

  2. Timber posts and rafters standing on a new concrete slab, with scaffolding, on a rural block with a shelterbelt behind

    Poles and frame

Poles stood, bearers and rafters up, bracing in.

  3. A steel-clad shed with two open bays and a window, on a gravel pad beside a post-and-rail fence

    Clad and roofed

Roof and walls on, roller doors and windows where you want them.

  4. Inside a finished shed room: plywood-lined walls and ceiling, dark carpet and a glazed door

    Lined inside

Ply walls and ceiling, carpet down, a door you can lock.

  5. A garage fitted out as a bar: dark timber panelling, a long timber bar top, lit spirits shelves and a dartboard alcove

    Fitted out

A bar, a games room or a place to watch the rugby.

Loburn’s foothills, fault line and lifestyle rules

Loburn’s farms and orchards sit 10 km northwest of Rangiora under Mount Grey / Maukatere, so sheds here work for a living: machinery, feed and a workshop.

The Loburn–Ashley fault zone runs north from the banks of the Ashley River, and the council maps an Ashley Fault Avoidance Overlay between Loburn and Ashley. Inside it, putting up a building that has a habitable room or plumbing calls for resource consent as a discretionary activity. A plain shed, an unlived-in garage, or a building with a footprint below 25 m² falls outside that rule, so the overlay matters when the plan is a fitted-out man cave.

The land around Loburn is Rural Lifestyle Zone, with Large Lot Residential pockets at Loburn and Loburn North. On the lifestyle land, a shed is set 10 m off the road, with 3 m to the other boundaries; Large Lot sections want 5 m to the boundaries and cap height at 8 m. At about 121 m above sea level, Loburn is in the middle snow band, a step up from Rangiora, so the roof is sized for a heavier snow load.

Planning a shed in Loburn

  1. If the shed will have a toilet, kitchen or living space, have Phil check the fault overlay for your address before the design is fixed.
  2. Sites between 100 and 200 m carry a heavier snow load than the flat land toward Rangiora, so give Phil your road name and he’ll know which band you’re in.
  3. For a workshop on one of the Large Lot sections, plan around the 8 m height cap and the 5 m setback, which grows to 10 m where the section meets rural land.

Questions about building in Loburn

Can I build a man cave in Loburn?

Yes. Phil builds the shed and takes the inside as far as you want: lined walls, carpet, doors and windows. Inside the Ashley Fault Avoidance Overlay, a room with plumbing or living space needs resource consent, so Phil checks your block’s overlay and zone before he quotes the fit-out.
