Three zones side by side: Ohoka’s shed rules
Ohoka is 7 km south of Rangiora, and the land around it, out toward Mandeville and Clarkville, is lifestyle blocks with room for a proper shed.
Which rules a shed meets turns on the zone, and Ohoka has three. Rural Lifestyle land asks 4 ha per house; a shed there needs 10 m clear of the road and 3 m from neighbours, and shares a 20% coverage cap, with 550 m² the most for any one building. The Large Lot Residential pockets allow a house per 5,000 m², but a shed there keeps 5 m from boundaries, or 10 m where it backs onto rural land, and stops at 8 m. Ohoka village is Settlement Zone, where a shed can sit 1 m from a side boundary and 2 m from the road.
Parts of the lifestyle and large lot land are mapped inside the Non-Urban Flood Assessment Overlay. An implement shed, a detached garage or anything under 25 m² is outside it. Give the shed a living space, or plumb in sewage and drinking water together, and its floor has to meet the certificate level the council sets; on a site in a high hazard area, that same building is non-complying. At about 23 m above sea level, Ohoka sits in the lowest snow band.

Planning a shed in Ohoka
- Look up your zone on the district plan map before choosing a spot: in Ohoka the side setback can be 3 m, 5 m or 1 m depending on which side of a zone line you’re on.
- Adding a toilet or a lived-in room to the shed changes its floor height on flood overlay land, so put it in the first message to Phil.
- On Rural Lifestyle land the plan allows 20% building coverage and up to 550 m² in a single building, which leaves a 4 ha block plenty of room for a big shed.
Questions about building in Ohoka
Will my Ohoka pole shed need a building consent?
It comes down to your zone and the size of the shed. Small sheds of 30 m² or less can be exempt in any zone if they satisfy Schedule 1, which includes a 1 m gap to boundaries and to the house. Bigger pole sheds fall under a separate exemption that covers rural-zoned land and needs a Licensed Building Practitioner doing or supervising the work, and Ohoka has Rural Lifestyle, Large Lot and Settlement land side by side, so Phil confirms which rules your block falls under on his quoting visit.
