Pole sheds and garages for Kaikōura, Canterbury

A Kaikōura shed stands between the Seaward Kaikōura Range and the sea, with salt air, dark-sky lighting rules and ground the 2016 earthquake lifted. We build sheds there with all three in mind.

From the slab to the fit-out

One builder from bare ground to a finished shed: Phil and the team pour the slab, stand the poles, clad it, then fit it out inside if you want.

  1. Timber posts braced in a boxed slab area behind a house, with steel mesh laid before the concrete pour

    The slab

Posts braced, the slab boxed and meshed, ready for the pour.

  2. Timber posts and rafters standing on a new concrete slab, with scaffolding, on a rural block with a shelterbelt behind

    Poles and frame

Poles stood, bearers and rafters up, bracing in.

  3. A steel-clad shed with two open bays and a window, on a gravel pad beside a post-and-rail fence

    Clad and roofed

Roof and walls on, roller doors and windows where you want them.

  4. Inside a finished shed room: plywood-lined walls and ceiling, dark carpet and a glazed door

    Lined inside

Ply walls and ceiling, carpet down, a door you can lock.

  5. A garage fitted out as a bar: dark timber panelling, a long timber bar top, lit spirits shelves and a dartboard alcove

    Fitted out

A bar, a games room or a place to watch the rugby.

  1. Tell us about the shed

Use the planner, call, or send the form with a few photos of the site.

  2. Phil comes out and quotes

He walks the site with you, checks the zone and the ground, and quotes the job himself.

  3. Know what happens when

You get a timeline for the build and staged payments that match your job, so you know what’s coming next.

  4. Slab, poles and frame

The team boxes and pours the slab, stands the poles and puts the frame and roof up.

  5. Clad, closed in, fitted out

Cladding, doors and windows go on, then the lining and fit-out if you want one.

Salt air, dark skies and Kaikōura’s shed rules

Kaikōura sits between the sea and the Seaward Kaikōura Range, so a shed here is built for the coast from the fixings up, and the district plan has its say on where it sits and how it looks.

Close to the sea, the materials change. Anywhere within 500 m of the coast is corrosion zone D, and in zone D every structural fixing in the frame, nails and screws aside, has to be grade 304 stainless steel. On the breaking-surf beach fronts, roofing and cladding are picked for the severe marine zone beyond that.

Kaikōura’s rural land is all General Rural Zone. Sheds need a 10 m gap to the road, and any building over 6 m² stays 10 m from a neighbour’s house; the zone sets no other boundary setback. In Building Act terms General Rural is a rural zone, which brings in the exemption for pole sheds of 110 m² and under when they’re built by a Licensed Building Practitioner, as Phil is, and tick every Schedule 1 box. On land mapped as Outstanding Landscape, a building over 4 m high or 15 m² needs resource consent for its colour, size and siting, and on Significant Landscape within 5 km of State Highway 1 or the Inland Road and visible from them, a new building is a controlled activity.

Planning a shed in Kaikōura

  1. Pick the shed’s outdoor lights at the start: they need to point down, with nothing shining up into the sky, and be warm white rather than bright blue-white. A motion-sensor light that switches off within five minutes is exempt.
  2. On rural land, aim yard lights away from the neighbours’ house and the road; the rules limit how much light can reach a neighbour’s house.
  3. A farm shed kept only for storage isn’t a hazard sensitive building, but turning it into a lived-in room later counts as a change of use under the hazard rules, so plan the fit-out up front.

Questions about building in Kaikōura

Do Kaikōura’s earthquake and flood maps affect a shed?

Farm sheds used only for storage, garden sheds, carports and any building with a gravel or dirt floor don’t count as hazard sensitive buildings. Add habitable rooms, or connect sewage and a potable water supply, and the district treats the shed as a hazard sensitive building: in a flood assessment overlay its floor goes 300 mm above the 500-year flood level set in a council certificate, and in a fault or debris inundation overlay it needs resource consent. Every building in a flood overlay, storage sheds included, also has to sit where it won’t push floodwater onto a neighbour. Phil works out which overlays reach your section before pricing.
